Spring has arrived—and with it, a real estate market that looks a little different than many expected. Across Guelph, Rockwood, Eramosa, and Halton Region, we’ve seen a noticeable increase in listings, but not quite the same surge in buyer activity. This shift has created a more balanced market, especially when compared to the highly competitive conditions of recent years.

In Guelph, inventory is on the rise, giving buyers more choice and time to make informed decisions. Homes are staying on the market a little longer, and prices have remained relatively stable. As of early May, the average sale price is hovering just under $925,000, with homes taking around a month to sell—signs of a calmer, healthier pace.

Current inventory levels have outpaced buyer demand, shifting the market in favour of purchasers. This has created a buyer’s market, resulting in reduced competition and greater negotiating power.

Neighbouring areas like Rockwood and Eramosa are showing similar trends. These communities remain highly desirable for families and professionals seeking a quieter, small-town lifestyle while still being close to city amenities. Homes here are typically priced in line with Guelph, but with lower density and more outdoor space, they’re attracting buyers who value privacy and lifestyle over proximity to the core.

In Halton Region, particularly around Acton and parts of rural Milton, we’re also seeing a bump in listings, but with less urgency from buyers. While prices have softened slightly in some pockets, the overall market remains steady. The days of multiple offers and rushed decisions have eased, giving everyone—from first-time buyers to downsizers—a little more breathing room.

So, what’s driving this shift?

Since the Bank Of Canada’s anticipated interest rate cut didn’t materialize (still holding at 2.75), and with inflation still lingering, many buyers are choosing to wait for more clarity before entering the market. On the other hand, some sellers are acting now to get ahead of any future changes, which is adding to the current supply of listings.

While many Ontario markets are shifting, Guelph has remained steady. Home prices have held firm, and the market here continues to offer a healthy balance for both buyers and sellers.
